Days 48 & 49
I'm not sure whether it was the three straight open homes Saturday and Sunday, or the 21st birthday party in between that made this feel like a mammoth weekend, but mammoth it was.
My first contract (Woo!) has been handed off to the vendors, who are meeting with their solicitor early next week for signing. I am fairly confident it will all go through, which leaves me with the second "problem" of having to sell the house that the sale is subject to.
As I mentioned, I opened all three of my listed properties, and have found that to be a pretty good technique. The ability to tell people that you will have a different property for them to see in under an hour gives your listings a lot more exposure, and allows you to make the most of your signage and advertising. I had some reasonable leads on my other properties as well, so all told, it was a great weekend.
Tip of the Day:
To get the most out of open listings with no advertising budget, open the homes straight after opening a well-advertised property - simply encourage as many people as possible to stick around for a few minutes and have a look at another property. Ultimately, it's a numbers game - if you get enough people to view your open home, eventually someone will put in an offer and buy it.
