Days 41 & 42

This has been, by far, my best weekend of open homes thus far. The (slightly overpriced) open listing that I have been kicking around for a few weeks now had some solid interest, and I am going to push to at least get an offer - regardless of how low it may be - during the week.

I also had a lot of resident through both open homes, and consequently I am going to be looking for investment properties for two separate parties, and possibly a third. It is also helping to get me known throughout the estate.

The best part, by far though, was my new listing; simple proof that if you meet the market with price, you will have no trouble getting a sale. I am going to be drawing up an offer for some clients tomorrow, and I know of another two groups who may consider an offer as well - not bad for something that has been listed for less than a week.

The really beautiful thing? My first offer will be a subject to sale contract on another house in the estate. Another house that I will have an exclusive listing on, should it be accepted (which it probably will). It's shaping up to be a great month.

Tip of the Day:

If you are opening a home, or unit and you see residents from the same complex/building around - encourage them to come and have a look. They will usually be interested to see what is being sold at what price in their area. You will also find out who is thinking about selling, investing and moving - as well as the good and bad point of the area. Sure, they might not be remotely interested in buying the property you have listed, but the information they can furnish you with is still very valuable.
