Day 53

I had a few responses to my recent newsletters - which is comforting. It's nice to know that the material I am putting out is having the desired effect. One thing that I am grateful to myself for is tracking down as many of the non-resident owners of my main buildings as I could.

This is much harder than you would expect, and requires a fair bit of cross-referencing between our databases and the trusty White Pages. However, it is something that not a whole lot of agents bother with - and as a result, when the non-residents need an agent to question about the market and perhaps ultimately buy or sell through, my name is high on the list.

Working somewhere like the Gold Coast, where some buildings have a very low owner-occupier rate, this extra bit of effort can reap big rewards in the long terms - and that is pretty much what I plan on doing.

Tip of the Day:

If you are promoting particular properties in your newsletters and other mailouts, don't give away too many details unless you have exclusive control of the deals. Tell as much as you can without making it obvious which particular property you are talking about - that way people with have to contact you for details, from there you can arrange their inspections, and (hopefully) keep control of them all the way through the sales process. If you straight-up tell them which property it is, and it is openly listed, they could go through any old agent - all thanks to your tip-off and hard work.
