Day 39

Under the assumption that I would be taking tomorrow off and running a few errands of my own, I had to prepare everything for the weekend today. Signs, hand-out sheets, get some clients lined up to visit my open homes and so on. In the middle of it all, I had a few inspections on an apartment - two groups simulateously came through with another agent, and while I can't see a single sale coming from it, it was interesting nonetheless.

Of course, by the time I was pretty much prepared for my day off tomorrow, I get handed a hot lead. Another agent wants to bring a client through one of our listings, and with the listing agent away for a week, it is mine to run with. Of course, the client wants to go through tomorrow. Do I take the day off and palm a possible sale off onto one of my workmates, or rearrange my own life in the hope of nailing a sale?

No competition.

That lead had better be as hot as it was described to me...

Tip of the Day:

Doing an inspection with more than one group at a time can be a very double-edged approach. On the one hand, if you have two interested parties, they can be motivated by each other, and you could well walk out with two offers.

Of course, on the other hand, if you have one lousy group, they can poison the whole experience. Whenever you can, make sure you have one agent per group - even if you need to 'borrow' a workmate. If a client who 'knows everything about everything' find that the property is not up to their impeccable standards, and starts discussing why, separate the group as fast as you can - one party is already lost - you don't want them bringing the whole group down with them.
