Day 8

So the second week begins! Today was a mixed affair, with last week's potential buyer becoming snowed under with work and forcing a postponement until Sunday (with luck). This kind of thing will happen, and it is good to get used to it early - I have it on good authority that this kind of buyer behaviour is responsible for the disillusionment and ultimate failure/quitting of many new agents.

On the positive side, I went out and met my sellers. They are a nice old couple and while I suspect they may be asking a little too much for their home, they are negotiable and we may be able to get close to their expectations. The listing is (sadly) an open one, which means I am competing with a number of agents, however in the two months the property has been listed there has been little enquiry and no action. Time for me to have a crack at it, I think.

After visiting the home and taking some photos, I drafted up some advertising and will liaise with the owners over setting up an open home this weekend. They are happy to do it, I just need to set a time. There is another (still developer-owned) property left in the estate, and I plan to conduct an open on both properties in succession. It's never too early in your career to get two sales in one day, is it? I think not.

Needless to say, next weekend will be substantially busier than the one past.

When I get a moment, I am still progressing on drafting letters for my apartment buildings as well, and hope to devote most of tomorrow to that cause.

Tip of the Day:

There are two real reasons why a property doesn't sell:
  1. Poor marketing
  2. Overpricing
If you are taking a listing that has been around for a little while, it's a good idea to work out which reason has been the main contributor. You may have to conduct a bit more marketing that you originally planned, or alternatively you might need to have a good long chat to the vendor about lowering their price. If price is the issue, and the vendor won't budge, it may be a good idea to skip the property altogether.
