Day 4

Much of today was spent preparing my first mail-out (did you know they have machines to fold paper so that it fits perfectly in an envelope? Nothing better than not having to fold 160 letters). I will be making the delivery tomorrow. At the same time, I plan on having a chat to the managers and any residents I see to try to find out who(if anyone) is thinking about selling up and moving on.

The other part of the day was spent putting together some information on another building that I plan on getting active in - mail-out number two will be on the way soon, I believe.

My quest for business has also lead me to (what could be) a fun situation. I am going to try to enter a building with potentially difficult managers and a competing agent holding much of the business. As yet, the managers are only difficult by reputation - I'll be meeting them tomorrow - but I like the sound of the challenge that may be ahead of me.

My first potential buyer is also coming along well, and we are meeting on Monday to have a look at some property. With luck, I will be writing up my first contract only a week into this gig. I'm not getting my hopes up, but it'd be nice.

Tip of the Day

When it comes to finding the right apartment for a buyer, get them narrowed down to a specific building (or a small number of buildings) first. You don't want to waste your time shopping around until they have decided where they want to be. Once you have them sold on a building it will be much easier to find them a specific apartment to buy.
