Day 2

Day one is over, the little 'housekeeping' type issues are sorted out and it was time to get out and actually do some real 'work'.

Work, in today's case meant touring through a couple of houses and some more apartment buildings. Then, after a bit of discussion with The Boss it came time to decide on 'my patch'. My turf. The buildings that I plan on servicing. The way it was explained to me was like this, only longer and with a lot more side tangents:

1. Your turf will be where you make yourself known, build a reputation, get yourself known and try your best to be the main selling force. With luck, you will soon have a regular flow of properties coming your way from your 'patch'. "Soon" is of course a very difficult word to define - and will depend on a whole stack of variables. Most of these variables are directly controllable by you, the agent. I think I'll come back to these in a moment.

In short - your patch will provide you with the income to pay your mortgage/put the kids through school/pay your bills/keep everything ticking over nicely.

2. Anything you sell not on your turf should be considered a bonus. These sales may be few and far between, or they may be frequent. Whilst still somewhat dependant upon your actions, luck will play a larger part with how much of this business you get.

These sales pay for your holidays and whatever other things you like spending money on. Cars, boats, lavish home theatres and the like.

So, having decided on my starting turf - to work! Fortunately, I am quite familiar with half of my turf (it being the development I used to work for), so I set about drafting a letter to mail out, which will precede me making some calls and going out there to do a bit of a doorknock, have a chat to residents and the like. (Hopefully picking up some good listings). With luck, the letter will be ready to rock sometime tomorrow, and I can put it to the Body Corporate for letterbox drop approval.

Tip of the Day:

The Boss gave me this tip, and I will run with it and see how it works for me. It made sense, and with luck that will be enough to give the spark of success - here it is:

Focus on sellers. Not buyers. Provided you are picking good sellers with good listings, the buyers will come naturally.

Once again, it seems like real common sense - but (according to The Boss) a lot of new agents get this idea backwards and find that they have a lot of buyers for nothing. Don't fall into that trap.
